Obstacle 01 · A possible sequence

Buy now. Bring the equity over later.

This is a planning example, not a promise of approval. Confirm the loan’s recast rules and the temporary costs before choosing this path.

  1. Before the offerReview available cash, both homes’ costs, expected net sale proceeds and recast eligibility.
  2. Buy the next homeUse a smaller initial down payment if the verified numbers and selected loan allow it.
  3. Sell the current homePay its debts and selling costs. Decide how much of the remaining proceeds to apply.
  4. Apply principal and request a recastThe servicer follows its rules to re-amortize the remaining balance. A principal payment alone does not automatically lower the required payment.

Plan for the temporary payment.

The smaller post-sale payment is a future possibility. The larger mortgage and two-home costs have to work until then.
