Obstacle 04 · Qualification & cash flow
I don’t think I can afford to own two homes at the same time.
That can mean two different things: the lender may count both homes against your approval, or the actual payments may feel uncomfortable. A workable move needs answers to both.
Will both homes keep me from qualifying?Explore how the current home is counted in the mortgage review. What would my overlap actually cost?Compare the monthly costs and test a longer time before your sale.Could I change the sequence instead?Explore a move that reduces the need to carry both homes.
A few things matter.
- How much would both homes and any temporary financing require each month?
- How long could the overlap last—and what if the sale is delayed?
- What cash cushion would you want to keep after the purchase?
The goal isn’t maximum approval. It’s a comfortable plan.
Being approved is one part of the decision. The move also needs to fit your household, your reserves and your comfort level.
